Answers to your common questions

  • Am I allowed to paint?

    Any and all changes need prior approval before proceeding. If you wish to paint you must submit your request in writing to our office along with a sample color card. You will be required to re-paint back to the original color upon vacating.
  • I did not have a pet when I moved in; may I have a pet now?

    First, email your Property Manager of your request for a pet. Do not move a pet into the property without permission. Osto Property Management will contact the owner and submit your request. If the owner does allow the pet, an increased security deposit and fee will be required and a pet addendum must be signed.
  • I do not want to renew my lease, how much notice am I required to give?

    Per your lease agreement a 60 day notice is required if you do not intend to renew your lease.
  • I was told that I can break my lease if I purchase a home, is this true?

    No this is not true, you are still bound by your lease agreement, your best option is to discuss vacating early with your property manager and try to work out an agreement to vacate.
  • When am I getting my security deposit back?

    If there is no intention to impose a claim on the security deposit then it will be mailed out via certified mail within 15 days of you vacating the property, if there is a claim against the deposit then the Property Manager has 30 days from when you vacated the property to notify you of the claim via certified mail. Please refer to your lease agreement and Florida Statute 83.49(3).
